Tenant Information
If you have viewed a property and would like to apply, we initially ask for a link to be completed by each party over the age of 18 that will be living at the property and also any guarantor, where applicable. Please note it is a legal requirement that all persons over the age of 18 are declared, complete a separate link, and provide ID and documentation as requested. To begin an application, we require:
• A Holding deposit (equivalent to 1 weeks rent, these funds will later make up part of your security deposit that will remain in place throughout your tenancy, to be registered with our government approved deposit protection scheme.
By sending this deposit you are agreeing to proceed with an application and confirm that there are no known reasons such as, but not limited to CCJs, lack of affordability (monthly rent figure x 3 as a minimum acceptable household income, or 4 x if including guarantors income where appropriate) poor credit rating, poor references, pets that we are not aware of before commence proceedings, and any other false information that is later found to be untrue.
The holding deposit withdraws the property from the market and secures it for yourself in the first instance while the referencing and documentation procedures are undertaken.
We only ever run one application at a time in the interest of fairness. In addition, we will need the following documentation for each party:
• Proof of ID (Due to recent legislation, we have attached a separate list of suitable identification that we can accept)
• Proof of current address (Driving license if this is not being used for ID purposes, utility bill, bank statement or similar, dated within the last 3 months – please do not use mobile phone bills)
• Proof of income (for the last 3 months if paid monthly or 8 weeks if paid weekly, this can be in the form of payslips, bank statements, HM revenue documents or similar)
• Proof of the last 6 months rent, or mortgage being paid. Where applicable.
Please note for guarantor we will also require:
• Proof of ownership of their property (mortgage statement, property deed, land registry document or similar. If these cannot be provided, we can obtain this information form the land registry at and additional cost)
Once we receive completed application links and required documentation, which will be outlined in detail at the start of the application process, we need on average 24 - 48 hours to process the application (subject to external sources response time).
At this stage, presuming all the results are acceptable, we will formally offer you the property and begin preparation of contracts for signing, for a date agreeable by all parties.
At this stage we will require the remaining security deposit, equivalent to a further 4 weeks rent.The first month’s rent will be required on or before keys are handed over.
Once your tenancy commences the holding deposit will be used as your security deposit throughout the tenancy and registered with the Deposit Protection scheme or similar government approved body.
Further details of this and the prescribed information & DPS Terms & Conditions will be provided within 7 days of handing over the property.
On a property that is not managed by HD Property, this will be done by the landlord directly.
